ZWEISPACE JAPANは、人間の3万倍の速さで土地の資産価値を査定できるAI建築士・鑑定士「AutoCalc（オートカルク）」を開発している。
AutoCalcは、一棟ワンルームマンションの3D建設プランの自動生成、建物価値評価、賃料レントロール査定、建設費・土地価格査定を行うAIで、既に都内で総額100億円規模の建設・販売実績を持つ。今回 ver 5 を公開した。

これにより、土地や建物の価値評価はわずか3分で完了し、 賃貸マンションオーナー、ビルオーナー、地主、投資家が、より経済合理的な建物を建てた際の事業計画を即座に作成でき、売買の決断が瞬時に可能となる。
不動産の売買は瞬時に可能となるが、法務局の営業時間と営業日を待つ間に、売買の記録と権利の移転をブロックチェーンを使って担保する仕組みを活用する。そこには、不動産ブロックチェーンのZweichainが活躍する、ツバイチェーンは２０１７年から既に８年間運用されており、世界各国で特許取得済み。

■ BLDプロジェクト（建設AI）
BLDプロジェクトは、OpenAI や DeepSeek のような汎用LLMでは扱いきれない、専門AI群を統括する建設AIプロジェクトである。
2017～2018年に発表した「AutoCalc」は、ロボット建築士・鑑定士として、3Dアパートプランを人間の3万倍の速度で生成するAIシステムとなり、都内で100億円規模の建設・販売実績を持つ。実証されたノウハウが搭載されている。
現在は Ver.8 を開発中で、CPI、賃料変動、金利、地震リスクに加え、AI時代・グレートリセット後の世界経済シナリオや技術進化も反映した最先端設計となっている。
今回、旧バージョン（Ver.5）https://autocalc5.zweispace.com を ChatGPT3.5 と同様に一般公開・無料利用可能とした。
Zweispace は2020年にシリコンバレー・サミット最優秀賞も受賞している。

With AutoCalc, land and building valuations can be completed in as little as three minutes. Landowners, apartment owners, building owners, and investors can instantly generate business plans for more economically optimal buildings, enabling immediate purchase decisions.
While real-estate transactions can be executed instantly, the legal registration of property transfers still follows office hours of Japan’s Legal Affairs Bureau. To bridge this gap, Zweispace utilizes its proprietary real-estate blockchain Zweichain, which records transactions and secures ownership transfers. Zweichain has been operating since 2017, is patented globally, and provides an immutable infrastructure for real-estate operations.

The BLD Project orchestrates a suite of specialized construction AIs that cannot be handled by general-purpose LLMs such as OpenAI or DeepSeek.
First launched in 2017-2018, AutoCalc is an AI “robot architect & appraiser” capable of generating 3D apartment plans 30,000 times faster than human designers, backed by proven results including 10-billion-yen construction and sales achievements in Tokyo.
The company is currently developing AutoCalc Ver.8, incorporating CPI projections, rent fluctuations, interest-rate changes, earthquake risks, macroeconomic scenarios after the “Great Reset,” and other AI-era variables-representing the most advanced generation of the technology.
